Celina gets a $7.5 million plan for downtown’s next chapter

Deals, Investments & Opportunities

Two properties put restaurants, storefronts and the future of Celina’s downtown back in the conversation.

Celina’s next downtown chapter has a concrete starting point: a city-approved agreement for $7.5 million in private investment across two properties. Announced September 9, the plan combines a new commercial building at 102 N. Ohio Street with a restaurant-oriented renovation of the Mayer Building on West Pecan Street. Our reading: these addresses give agents a more specific way to talk about Celina’s growth. A downtown conversation can begin with the blocks people may eventually visit, work in and return to after dinner.

The Collective followed that question beyond the initial announcement. A separate July 14 agreement outlines Trackside Junction, a $15 million mixed-use plan along Louisiana Drive. Its proposed combination of commercial space, homes and gathering places adds another piece to the downtown story. (City of Celina · Trackside Junction)

The city’s downtown-program guide also reaches the storefront scale, covering improvements such as façades, lighting and outdoor seating. Applications require approval before work begins and depend on available funding. (City of Celina · Downtown programs guide)

Taken together, these documents suggest a useful lens: follow how individual properties, larger projects and the street itself could work together. That is the Collective’s interpretation of the plans, not a forecast of sales or property values.

Keep the timeline in that conversation. The September agreement sets completion deadlines of June 2029 for Mayer and March 2030 for Ohio. These are projects to follow through their next milestones, with openings still ahead. (City of Celina · Downtown agreement)

For the next client tour, make downtown part of the discussion: identify the two sites, explain what is planned and revisit when construction or tenant announcements add something new.
