We are a growing company looking for a motivated, professional, and results-oriented Leasing Agent to join our team.

Position Overview

The Leasing Agent is responsible for managing the leasing process from the time a property is ready for market through the placement of a qualified tenant.

The successful candidate will be highly responsive, organized, sales-oriented, and comfortable working with prospective tenants. This position requires someone who can effectively market available properties, respond quickly to leads, conduct property showings, follow up consistently, process applications, and work closely with owners and the property management team to minimize vacancy.

Primary Responsibilities

Leasing & Lead Conversion

  • Manage the leasing process for residential rental properties throughout the DFW area.
  • Respond promptly to prospective tenant inquiries from phone calls, websites, Zillow, Realtor.com, social media, and other lead sources.
  • Pre-qualify prospective tenants according to PMI DFW Properties’ established rental criteria.
  • Schedule and conduct property showings.
  • Provide prospective tenants with professional and accurate information regarding properties, rental terms, application requirements, and qualifications.
  • Follow up consistently with prospects following inquiries and showings.
  • Convert qualified leads into completed applications and signed leases.
  • Maintain accurate records of all leasing activity in the company’s CRM and property management software.
  • Communicate leasing activity and feedback to property managers and property owners.

Marketing & Property Presentation

  • Assist in preparing rental properties for market.
  • Review property photos, descriptions, pricing, and marketing materials for accuracy and effectiveness.
  • Make recommendations regarding rental pricing, property presentation, and marketing strategy based on leasing activity and market response.
  • Post and maintain rental listings across approved marketing platforms.
  • Monitor listing activity and make recommendations when properties are not generating sufficient interest.
  • Ensure available properties are marketed professionally and accurately.

Showings & Property Tours

  • Coordinate and conduct property showings.
  • Provide professional property tours that highlight the property’s features and benefits.
  • Maintain communication with prospects before and after showings.
  • Gather feedback from prospects regarding pricing, condition, location, and other factors affecting their leasing decision.
  • Report recurring objections or market feedback to the property management team.

Applications & Lease Execution

  • Assist prospective tenants through the application process.
  • Verify that applications are complete and submitted according to company procedures.
  • Coordinate application screening and approval processes.
  • Communicate application status and next steps to prospective tenants.
  • Prepare and coordinate lease execution and required move-in documentation.
  • Coordinate with the property management team to ensure a smooth transition from applicant to resident.

Vacancy Reduction

  • Monitor days-on-market and leasing activity for assigned properties.
  • Proactively recommend pricing or marketing changes when a property is not receiving adequate activity.
  • Follow up with prospects who have shown interest but have not yet applied.
  • Identify opportunities to improve lead conversion and reduce vacancy periods.
  • Work closely with property managers to ensure vacant properties are market-ready and available for showings.

Qualifications & Requirements

  • Active Texas Real Estate License preferred/required, with sponsorship by PMI DFW Properties.
  • Previous leasing, real estate, sales, customer service, or property management experience preferred.
  • Strong sales and closing skills.
  • Excellent verbal and written communication skills.
  • Professional appearance and demeanor.
  • Strong follow-up and organizational skills.
  • Ability to respond quickly to leads and prospective tenants.
  • Comfortable conducting property showings independently.
  • Proficiency with web-based software, CRM systems, email, and mobile technology.
  • Reliable transportation and willingness to travel throughout the DFW area.
  • Reliable mobile phone and computer with internet access.
  • Ability to work independently while also collaborating with the property management team.
  • Ability to work some evenings and weekends as needed to accommodate prospective tenants.
  • Strong attention to detail and ability to manage multiple available properties simultaneously.

Compensation

Additional Compensation: 20% of one month’s rent for each property leased.

PMI DFW Properties believes leasing professionals should be rewarded for producing results. Compensation may include performance incentives based on successful leases, leasing volume, vacancy reduction, and other established performance metrics.
